Modular buildings are buildings that are built in sections or ‘modules.’ They are often cheaper and quicker to construct than conventional buildings, and are also considered to be a more environmentally friendly form of construction.

Construction of building parts is usually carried out off-site at a factory. This can apply to all the main parts of a building including the walls, floors, roof and ceiling. Assembly is usually carried out on-site, followed by internal fitting-out including electrics and plumbing.

The modular building system is suitable for use in virtually all situations but is mostly used for commercial and industrial buildings, creating office space and workshop facilities. Modular buildings are often found in schools, hospitals, Government establishments and day care centres. The system has also been used to build churches and some buildings inside jails.

One of the many benefits of the modular build is adaptability. Sections can be added or removed with relative ease compared to conventional building methods. The modular building is an excellent concept to employ when the proposed structure is only going to be in place for a short time, at exhibitions for example. They can also be fixed permanently.

The off-site construction of modules not only usually means that the building is completed quicker and at less cost but it is also more environmentally friendly too. Factory construction means more precise control and therefore less waste of materials, the materials themselves are less exposed to poor weather outdoors and when assembled contains less moisture. There is often less site disturbance.

Some companies will offer a start-to-finish service incorporating planning, health and safety survey, site clearance, foundation laying, build, fitting out and landscaping.

A modular building or modular home, is a sectional prefabricated building that consists of multiple modules or sections, which are manufactured in a remote facility and then delivered to their intended site of use. The modules are assembled into a single residential building using building accessories such as a crane or trucks.

Off-frame modular dwellings are different from mobile homes largely in their absence of axles or a frame. This means that they are can be easily transported to their site by means of flat-bed trucks. Some modular dwellings however, are built on a steel frame (on-frame modular), which can be used for transportation to the site. Many modular homes take a multi-level design, and are often set in place using a crane.

Modular buildings have a wide variety of uses. They are typically used for long-term temporary or permanent facilities. Some examples of uses for a modular building include construction camps, schools and classrooms, civilian and military housing needs, and industrial buildings. Modular buildings are a perfect solution in remote and rural areas where it may be difficult or even impossible to use conventional construction. Additional uses for modular buildings have been found including churches, health care facilities, sales and commercial offices, fast food restaurants and cruise ship construction.

Modular components are typically constructed within a large indoor facility on assembly lines. Such facilities use an assembly line track to so that they can move the modules from one workstation to the next easily. The construction of these modular buildings is closely monitored by independent building inspectors who are on site to closely monitor the process and ensure that all building codes are adhered to during assembly.
The modules that will combine to form the buildings are assembled off-site in a factory. These modules can take between one and three months to be constructed but often take as little as 10 days actually to construct when they are first started. Then they are transported to the building site where building accessories are brought in to assemble the modules together.

The placement of the modules together typically takes several hours or days. Once assembled, modular buildings tend to be indistinguishable from typical site-buildings. While mobile manufactured buildings often decrease in value over time, a well-built modular building should have the same longevity as its site-built counterpart, therefore increasing in value over time.

Modular buildings are very affordable because of the factory construction of these buildings. They are also particularly cost effective compared to conventional construction.

A Modular building is typically constructed in an enclosed facility, therefore weather is not a factor in the construction time line. There are also no material delivery fees involved in modular buildings because an ample amount of material will always be available at the facility, as opposed to being delivered in limited quantities to the job site, this practically eliminates construction delays, and theft of building materials from the site.
